Well it is, but it has been a bit neglected and has so much untapped potential for land improvements, increased land value improvements and increase wildlife habitat improvements. The 9 new wildlife clearings/openings will total over 13 acres of land, mostly ridgetops with decent soil for either A) Natural forest floor successional growth regeneration that will provide an abundance of food and new cover for all wildlife, or B) planting of new wildlife food plots, which would also create a brand new food source for all vegetative eating wildlife, which will in turn benefit the entire wildlife ecosystem and will improve the property overall.
